What Is Awaab’s Law?
Awaab’s Law is a new UK regulation introduced following the tragic death of two-year-old Awaab Ishak, caused by prolonged exposure to black mould in social housing.
The law, part of the Social Housing (Regulation) Act 2023, sets strict time limits for landlords to investigate and repair damp and mould problems in rented homes.
Starting October 2025, social landlords must:
- Investigate reports of damp and mould within 14 days
- Begin repairs within 7 days after an investigation finds a serious hazard
- Resolve emergency health hazards within 24 hours
Although the law initially applies to social housing, it’s widely expected that private landlords will soon face similar standards under updates to the Housing Health and Safety Rating System (HHSRS) and Building Regulations Part F(Ventilation).
In other words —
ventilation and air quality are now a legal responsibility, not a luxury.
